MEP Project Manager - Core & Shell (Full Time)
Location: New York, NY 10018
An MEP Project Manager is responsible for the daily management, supervision, coordination and successful completion of MEPS construction projects to meet time and cost objectives with respect to scheduling, estimating, bidding and contract administration, coordination, construction problem solving and overall MEPS system turn-over. This position will report to the MEP Project Director.
Responsibilities:
- In coordination with Project Management team, assist in initial MEPS schedule development and provide detail to schedule as required for project. Once schedule is developed and sequenced, assist project team to update, maintain, communicate and manage the MEPS subcontractors and vendors to the schedule
- Monitor administrative procedures for the project
- Assist to develop, review, approve and implement MEPS project budgets, schedule and contract bid documents
- Participate in MEPS procurement meetings and preparation of subcontracts with project team
- Coordinate and provide direction for MEPS budget estimating, purchasing, engineering, accounting, cost and construction functions as they relate to the completion of the project
- Possess working knowledge of all project plans, specifications, owner contract, subcontracts, purchase orders, daily correspondence, show drawings, submittals and all other project related documents and maintain a complete and accurate set of as-builts
- Assure that those individuals whose functions require knowledge and understanding of the general contract and subcontract requirements receive and understand the information
- Initiate, establish and maintain working relationships with engineer and subcontractors to facilitate construction activities. Organize, conduct and represent the company at project coordination meetings at regular agreed upon intervals
- Lead and/or assist project team in the MEPS shop drawing and coordination process to maintain project schedule and goals
- Review and approve MEPS subcontractor, vendor payment applications and miscellaneous invoices, as required
- Assist in negotiation, preparation, issuance and execution of MEPS change orders to owners, design team, subcontractors and others, and prepare revisions to original budget as a result of changes and revisions to work
- Assist in monthly MEPS project requisition process, as required
- Ensure, with project team, timely MEPS project completion through scheduling, expediting of material deliveries and the management of material and document submittals/approvals
- Manage MEPS equipment/system start-up and commissioning, as required
- Manage project MEPS inspection process, with project team, as required
- Manage incoming service (new electrical service, water/sewer, gas) with project team, as required
- Manage close-out process, as required
- Actively participate on internal team(s) that focuses on continuous improvement of the business
- Effectively communicate with managers, construction personnel, design teams and owners
Computer Systems:
Microsoft Outlook, Microsoft Office, Microsoft Project, AutoCAD and Timberline
Educational and Professional Qualifications:
- Four-year degree in an accredited construction/engineering related curriculum, (BSCE, BSCM, BSAE, etc) or experience equivalent to a four-year degree
- NCEES EIT designation is a plus
- Five + years of experience in construction
- Demonstrated competency in the areas of MEPS estimating, scheduling, budgeting/cost control, field supervision, financial reporting, client relationship, interpersonal skills, computer skills, safety/insurance, ability to communicate, both written and oral
- Generally understand the essential job functions, duties and responsibilities of a Superintendent, Project Manager, Assistant Project Manager, and Project Director
- 10-Hour OSHA and 30-Hour OSHA Construction Safety and Health Certificate
- 4-Hour Supported Scaffold User Certificate
